For modern, conventional homes in reasonable condition, a Level 2 Home Buyer Survey is usually sufficient. For older properties (pre-1930), listed buildings, non-standard construction, or homes with visible defects, a Level 3 Building Survey provides the deeper analysis you need.

Yes. A mortgage valuation protects the lender, not you. It is a brief check of value, not a detailed condition report. A survey identifies defects, risks, and repair needs that a valuation does not cover.
