Why do you use a bespoke report instead of the standard RICS levels?

We used the Level 1–3 templates in the past but found them too restrictive to communicate what really matters. Our bespoke format lets us cover structural issues, damp, leaks, and legal matters in far more meaningful detail for clients.

How is your survey different from a template iPad survey?

Most firms use pre-populated PDF templates filled on-site via an iPad. We manually take 300–400 photographs per survey and then individually analyse and write up our findings. The price reflects this thorough, hands-on process.

Can a survey help with price negotiation?

Yes. Defects identified in the report — supported by extensive photographic evidence — can support renegotiation where repair costs or risk factors are clearly evidenced.

Do you specialise in older properties?

Yes. We have extensive experience surveying Georgian, Victorian, and Edwardian properties and understand the specific risks and construction methods involved.

Do I still need a survey if I have a mortgage valuation?

Yes. A mortgage valuation protects the lender, not you. A proper building survey gives you independent, detailed insight into condition, defects, and risk.
